A professional inventory establishes an accurate record of a property’s condition, cleanliness and contents before a tenancy begins. It creates an important reference point for landlords, letting agents and property managers throughout the tenancy and at check out, helping identify changes and distinguish between pre-existing issues, normal wear and deterioration. By documenting the property at the outset, an inventory provides a clear and consistent starting point for managing the tenancy. 

At Ivy, we use a structured, room-by-room methodology to ensure the property is documented thoroughly and consistently. Our inspectors assess individual elements including décor, fixtures, fittings, furnishings and appliances, recording relevant details such as condition, cleanliness, visible defects and functionality where applicable. Written observations are supported by photographic evidence, with individual items and areas clearly identified throughout the report. 

Our reports are designed to make detailed property information clear, accessible and easy to navigate. Condition and cleanliness are categorised using defined ratings from Excellent through to Poor, with colour-coded presentation making key information immediately visible. Room-by-room sections combine concise descriptions with supporting photographs, allowing individual fixtures, fittings and contents to be easily located and referenced. 

Beyond the individual room assessments, our reports bring together wider property information such as meters and readings, keys, appliance manuals, utilities, photographs and inspector notes, creating a comprehensive record in one professionally structured document.
