Carbon Monoxide Alarms — Are Your Rental Properties Compliant? 🚨

Since the 1 October 2022 changes to the Smoke and Carbon Monoxide Alarm Regulations, landlords in England have had wider responsibilities for carbon monoxide alarms. A CO alarm is required in any room used as living accommodation where there is a fixed combustion appliance, other than a gas cooker. Landlords must also ensure prescribed alarms are working when a new tenancy begins and arrange repair or replacement where a fault is reported and confirmed. 

Despite these requirements, our clerks still regularly come across properties where alarms are missing or have not been installed correctly.

At Ivy Inventory Services, we can help identify missing CO alarms during our property visits and, where required, supply and install alarms as an additional service. This gives landlords and letting agents a simple way to address an issue while we are already attending the property.

The regulations also require alarms to be installed appropriately, with manufacturers’ instructions followed. In general, guidance recommends positioning CO alarms at head height and approximately 1–3 metres from the potential source, depending on the circumstances and the manufacturer’s instructions.
