Sometimes, the biggest warning signs aren’t immediately obvious.

After struggling for months to gain access to a property for a routine inspection, we finally managed to get inside — and our concerns were quickly justified.

A closer look at the curtains revealed foil and staples attached to the reverse side, while further inspection of the electrical meter showed that the pin and seal had been tampered with since the tenant moved in.

Further evidence pointed towards an attempted cannabis grow, with the tenant seemingly having taken steps to conceal what was happening within the property.

This is exactly why regular, independent property inspections are so important. Issues that may otherwise go unnoticed can quickly develop into significant risks for landlords, from property damage and electrical concerns to unauthorised alterations and potential insurance implications.
