An EPC can uncover more than you might expect… 🏠⚡

A recent EPC assessment highlighted an unusual situation for one landlord.

The landlord was preparing to move into a new home and, as part of the mortgage process, was asked to obtain an EPC for their existing property — which they were planning to let out.

The result came back as the lowest possible rating: G.

When we looked into the property, it became clear why.

Although the property had a gas supply, it had no central heating, no radiators and no other fixed heating system. The only source of heat was a small gas fireplace in the downstairs lounge of the three-bedroom terraced house.

To bring the property up to the required standard, the landlord now needs to consider a number of improvements, including:

• Installing a modern condensing boiler
• Adding radiators with TRVs
• Upgrading the glazing
• Improving loft insulation

While these improvements will require investment, the landlord may be eligible for Government-backed funding and support, which could help reduce the overall cost.

This is a good example of why an EPC is about more than simply obtaining a certificate. It can highlight significant issues with a property’s energy efficiency and identify practical improvements that may be required.
